BUILDING THE POPPY RESIDENCES

When will construction be completed at The Poppy Residences and when can I move in?
Anticipated completion of The Poppy Residences is summer of 2010. You can move right in after construction is complete. Check the Updates section on www.thepoppyresidences.com regularly to see how construction is progressing.

Who's the Team behind The Poppy Residences?
The Royal Canadian Legion Branch 83 is involved in the development, in partnership with the Province of British Columbia, TL Housing Solutions and VC Management Group. Professional Management will be provided by Mender Property Services Ltd. with friendly staff and available to residents on call 24 hours a day.

How many suites are at The Poppy Residences?
There 70 suites available for rent at The Poppy Residences.

SUITES AND SERVICES

What are the Suites like?
The suites all have one bedroom. They are comfortable and cozy with carpet in the living area and bedroom. The bathroom is equipped with a shower and safety bars. As well, the kitchens have a full size refrigerator, microwave and storage. For our residents' convenience, each suite also has an individual heat control.

Do the Suites have sinks and toilets?
Yes. Every home at The Poppy Residence comes with a full, private bathroom.

Do the Suites come furnished?
No. If you're living at The Poppy Residences, you may bring your own furniture (including bed and bed linens).

Will my king-size bed fit in these Suites?
For specific dimensions, please talk to a Leasing Representative to map out room dimensions to see what will or will not fit. However, keep in mind that your move to The Poppy Residences might be the perfect opportunity to simplify your life.

What about cleaning?
Suites are cleaned and bed linens are changed weekly. There is also a laundry service for sheets and towels.

Are there any Suites that have balconies?
Yes, there are some suites that have balconies. Please talk to a Leasing Representative to find out which ones.

Do I need to change my own light bulbs?
The staff at The Poppy Residences will change your ceiling light bulbs that are out of reach. But you will need to take care of changing your own personal table light blubs.

How much does laundry cost, and where is it located?
It is located on each floor at no extra cost. Linen and towel laundry service is included in the monthly rent, and done once per week. Each resident is responsible for your own personal laundry.

What about computers?
Computer hook-up services are available in each suite for your convenience.

Can visitors stay overnight?
You bet. A cot can be provided for overnight guests as well.

Are pets permitted?
We are sensitive to those with allergies, therefore pets are not permitted.

DINING

Are meals included at The Poppy Residences?
Yes, two full meals are served daily at The Poppy Residences and are included in the leasing rate. Delicious, nutritious and balanced meals are prepared by our very own on-site Chef and will be served in our elegant dinning room with full table service. You have an option to choose from daily selected entrees. There are also breakfast snacks available.

Can my family come for dinner?
Family is welcome to visit for either lunch or dinner in our dining room. Reservations can be made in advance to ensure that we can accommodate family members. Also, as legion members, you can enjoy the Legion Club 83 right next door.

Can I cook in my suite?
The suites have a full size refrigerator and a microwave oven for your convenience. There will always be a breakfast snack available plus our lunch and dinner service.

ACTIVITIES AND ENTERTAINMENT

Are there activities offered at The Poppy Residences?
You bet. There will be daily activities such as bingo, gardening, card games, social events, sing-a-longs, knitting groups, puzzles, computers, and chat groups. There will also be a variety of organized trips to shops, swimming, lunch out, movies, theatres and sometimes just a country drive—all planned by an on-site Recreation Coordinator.

Are there amenities at The Poppy Residences?
There is a host of amenities for you to enjoy, including a fireside lounge, televisions, library, full service dining room, computer business centre, secured underground parking and scooter room. There is also a large amenity area that will be shared with the Legion Club 83 for events and programs.

Is there outdoor patio space at The Poppy Residences?
Yes, there are two patios; one is located off the main dining room and the other off the living area. You can sit and enjoy the sun or read a book. You may also choose to walk through our garden area.

What about access to Public Transit?
Bus stops are just around the corner and our residents can easily connect with the Sky Train routes to access more of Metro Vancouver.

SAFETY AND SECURITY

Is staff on site 24/7?
Yes. There is staff on-site 7 days a week, 24 hours a day.

Will I be safe living at The Poppy Residences?
You will enjoy an intercom system directly connected to your suite, individual suite monitoring, secured underground parking and locked entries. The Poppy Residences will also have staff on site 24 hours a day to respond to any building or resident emergencies.

HEALTH AND WELLNESS

What about health and fitness at The Poppy Residences?
We think it's important for our residents to participate in the many scheduled fitness and wellness programs to stay healthy and independent. There will be exercise equipment available at any time of day to encourage movement and health. You can also participate in the many fitness and wellness activities within the community such as walking clubs, swimming and Tai Chi.

How close is The Poppy Residences to shopping, medical and professional services?
The Poppy Residences is located walking distance to shops, parks, medical services, movie theatres, banks and more.

Is there a Nurse on site?
No, there will not be a full time nurse on site, however medical share-care can be arranged.

Is there a hair salon in the building?
No, but there may be a "travelling" hair salon service organized through The Poppy Residences. There are also numerous hair salons and barber shops close by.

Is smoking permitted?
No, smoking is not permitted in the building or on balconies.

Is there a "Good Morning" program?
Yes, there is. Please ask a Leasing Representative for more details.

PARKING

Is there parking for my car and/or scooter?
The Poppy Residences has secured underground parking available for our residents' cars and scooters. There is also guest parking available for family and visitors.

Is there an extra charge for parking?
Yes. We understand that not all residents will have vehicles, and therefore have not included the cost of parking in the leasing rate. For parking rates, please ask a Leasing Representative for more details.

LEASING & FINANCIAL

How much is rent and do I have to sign a lease?
All inclusive rental rates start from $1,900 per month. There is no GST/HST on rent. There is a Tenancy Agreement that set out the responsibilities of both you as the Tenant and the Landlord. This Agreement follows the guidelines of the Residential Tenancy Act.

Do I need to put a deposit down?
Yes, we require half of the first months rent as the Deposit.

What happens to my deposit?
The deposit is held in a trust account. Interest is paid in accordance with the Residential Tenancy Act.

What happens if I want to move out?
No problem, you simply must provide a 30 day notice as per the Residential Tenancy Act.

THE ROYAL CANADIAN LEGION CLUB 83

Do I need to have a membership at the Royal Canadian Legion to live at The Poppy Residences?
No, a legion membership is not required to live at The Poppy Residences, but you do need a legion membership to have access to Legion Club 83. If you have a question about RCL Branch 83 events, membership, or general info, please contact Stephanie Watts, President, at stephanie.watts@bcldb.com.

Tell me more about the Royal Canadian Legion Club 83?
Club 83 will be located within The Poppy Residences and will include a fireside lounge area, television and pool table.

I would like to become a member of The Royal Canadian Legion, so how do I apply?
Any Canadian citizen, Commonwealth subject or citizen of an Allied country who is of federal voting age is eligible for membership. To apply for membership you should visit the branch you wish to join. Members of the branch executive will be pleased to help you with the application process and answer any questions you may have.
